How much deposit you'll need, how a lender looks at your income, and what a lifestyle block or a new build means for the loan all come into it, and the answers can differ from one lender to the next.

South Waikato at a glance
A few things about Tokoroa, Putāruru, Tīrau and the country around them that are worth knowing, whether you've grown up here or you're thinking about making the move.
South of Hamilton.
Tokoroa is the main centre of the South Waikato, 88 km south-east of Hamilton, and Putāruru is 64 km south-east of Hamilton.
On State Highway 1.
Tokoroa sits on State Highway 1 between Hamilton and Taupō, with Putāruru and Tīrau on the same highway.
A name with a history.
Tokoroa was a chief of Ngāti Kahupungapunga, killed at the siege of Pōhuturoa when Ngāti Raukawa moved into the South Waikato around 1600. The name can also mean a long pole or staff, and it comes from the Tokoroa Plains on 19th-century maps.
Pine forests and Kinleith.
The pumice land suited radiata pine, and forests were planted near Tokoroa between 1925 and 1935. From 1947 the town grew to house workers at the Kinleith pulp and paper mill, 8 km to the south. Unusually, a company laid out the town, rather than the state.
Home of the owl.
Putāruru means home of the owl. Water from the Te Waihou springs, which feed the Waihou River, is bottled in town, and the Te Waihou Walkway leads out to the Blue Spring.
Tīrau on the highway.
Tīrau, 9 km north-west of Putāruru, began in 1870 as a military post and a coach stop. It was first called Oxford, as a sister town to Cambridge, then renamed Tīrau so it would not be confused with Oxford in Canterbury. The information centre is a dog-shaped building beside sheep-shaped shops, on State Highway 1.
Arapuni and the river.
Arapuni, 14 km west of Putāruru, is home to a hydro dam on the Waikato River that opened in 1929.
Hot pools at Ōkoroire.
Ōkoroire, 6 km north-east of Tīrau, has natural hot pools long valued by Ngāti Raukawa, and the ancestor Raukawa was born there. Lake Karāpiro is about 15 km from Tīrau.
What's the South Waikato like as a place to live?
The South Waikato sits south of Hamilton, where dairy farmland meets the pine forests of the central North Island. Tokoroa, Putāruru and Tīrau all sit on State Highway 1, so Hamilton, Rotorua and Taupō are within a straightforward drive, and you're never far from a paddock, a mill or a stretch of the Waikato River.
Tokoroa grew as a forestry town beside the Kinleith mill, and people came from the United Kingdom, the Netherlands, the Pacific Islands and other parts of New Zealand to work there. The Talking Poles trail through the town centre reflects that mix, and there's a walk around Lake Moananui too.
Day to day, plenty of people farm, work in the forests or the dairy factories, or run their own business, while others travel to Hamilton for work, and Lake Arapuni, the Te Waihou Walkway and the hot pools at Ōkoroire are close by for a day out.
Where do people buy around Tokoroa and Putāruru, and what does it mean for your home loan?
It's easiest to think of the area town by town. In Tokoroa there's a mix of the houses built for mill workers and later streets, and if you're buying an older place to do up, a builder's report and an early look at the LIM can save surprises later on. Some lenders may look at a new build a little differently from an older home, and if you're building, some may pay out a construction loan in stages as the build goes along.
Putāruru and Tīrau are smaller towns, with lifestyle blocks and farms out towards Lichfield, Waotu, Arapuni and Ōkoroire.
Buying a first home, refinancing, or looking at a rental?
If you're buying your first home in Tokoroa, Putāruru or somewhere nearby, the questions are usually the deposit, your income and whether the place is in town or on a block. Have a look at the first home page for what to gather, then tell us a little in the form and we'll pass it to one mortgage broker or lender.
If you already own here and you're looking at a refinance or a refix, mention the home and what you're hoping to change, because some lenders look at those two a little differently. Income from the forest, a farm, a dairy factory or your own business can also change what a lender asks for, and some may want your accounts or may look at seasonal income in their own way.
If you're looking at a rental, a home used as a short-stay or holiday rental can be treated differently from a long-term rental, so it's worth saying how you plan to use the property when you get in touch.
Worth a look
Building on a section or a block?
Some lenders may look at a construction loan or a brand new home a little differently from an older house, so the construction loans page is a handy place to start.
