Waikato home loans
Talk to a mortgage broker about Morrinsville, Te Aroha and Waikato homes
The Waikato is green dairy country, with the Waikato River winding through the middle and the Kaimai Range along its eastern edge. If you're buying, building or refinancing in one of the towns or out on a block, tell us a little about your plans and a mortgage broker or lender can get in touch to talk through your options.
What can you talk through with a mortgage broker in the Waikato?
Whether it's a first home in Huntly or Morrinsville, a family home in Cambridge or Te Awamutu, a few acres out of Matamata or a refix on the home you're already in, the questions tend to be similar. How much deposit you'll need, how a lender looks at your income and what a lifestyle block or a new build means for the loan all come into it, and the answers can differ from one lender to the next.
Pop a few details about your plans into the short form below and we'll pass them to one mortgage broker or lender. They can get in touch, usually within one working day, to talk through your home loan options with you.

Waikato at a glance
A few things about the region that are worth knowing, whether you've grown up on a farm out here or you're thinking about making the move.
On New Zealand's longest river.
The Waikato River runs 425 km from Lake Taupō to the sea at Port Waikato, passing Cambridge, Hamilton, Ngāruawāhia and Huntly on the way, and it's a tupuna (ancestor) and taonga (treasure) of Waikato-Tainui, Raukawa, Ngāti Tūwharetoa and Te Arawa.
Dairy country.
The Waikato is New Zealand's main dairying region. Its flat and rolling land, rain all year round and mild winters mean grass grows nearly all year, which suits dairy farming.
Lakes behind the dams.
Eight hydro dams form a staircase along the middle of the river. Lake Karāpiro, near Cambridge, is the last of the hydro lakes on the river and the home of New Zealand rowing.
Ranges all round.
The Kaimai Range divides the Waikato from the Bay of Plenty, with Mt Te Aroha the highest point in the Kaimai Mamaku Forest Park at 952 m, while Mt Pirongia, at 959 m, is the big landmark to the west of Hamilton.
The Hauraki Plains.
Over the Hapūakohe Range to the north-east, the Hauraki Plains were once a flood plain of swamp and kahikatea forest, and a huge network of canals, drains and stopbanks has turned them into a grid of farms and straight roads.
Home of the Kīngitanga.
The first Māori king, Pōtatau Te Wherowhero, was crowned at Ngāruawāhia in 1858, and Tūrangawaewae marae in the town is the principal marae of the Kīngitanga.
Towns in every direction.
Outside Hamilton, the towns run from Huntly and Ngāruawāhia in the north to Putāruru and Tokoroa in the south, with Raglan out on the west coast and Morrinsville, Matamata and Te Aroha over towards the Kaimai Range.
Surf on the west coast.
Raglan, on Whāingaroa Harbour, has been a surfing town since the 1960s, and nearby Manu Bay and Whale Bay are well known for their long left-hand breaks.
What's the Waikato like as a place to live?
The Waikato is green, rolling farmland with the river at its heart and hills around the edges, from Mt Karioi and Mt Pirongia in the west to the Kaimai Range in the east. Most of the towns grew up as farming service centres, so even in the busier ones you're never far from a paddock, a dairy factory or a stock truck heading down the road.
Plenty of the towns started out as military settlements or mission stations, then grew once the swamps were drained and dairying took off. Te Awamutu had the North Island's first cooperative dairy factory in 1882, and the easy rolling country around Morrinsville is still mostly dairy farms.
These days lots of people live in one of the towns and work in Hamilton, while others farm, work in rural services or run their own business. Hamilton, Tauranga and the beach are all within reach, and Auckland is about an hour and a half up the road from the Matamata-Piako towns.
Where do people buy in the Waikato, and what does it mean for your home loan?
It's easiest to think of the region town by town. Just south-east of Hamilton, Cambridge sits on both banks of the Waikato River, with Lake Karāpiro just up the road and Rowing New Zealand and Cycling New Zealand based in town. Te Awamutu is further south with Pirongia and Kihikihi close by. There's a mix of older homes and newer streets in both towns, and some lenders may look at a new build a little differently from an older home.
North of Hamilton, Huntly and Ngāruawāhia sit on the Waikato River on the way to Auckland, and plenty of people in Ngāruawāhia commute to Hamilton. Out west, Raglan is a seaside and surf town where some homes double as holiday places, and some lenders may treat a holiday home or short-stay rental differently from a long-term rental.
Further south, Putāruru, Tīrau and Tokoroa sit on State Highway 1 in the South Waikato, an area with a long history of farming and timber, with Lake Arapuni and the Waikato River Trails nearby. Putāruru means home of the owl, and the Blue Spring on the Te Waihou Walkway is just out of town.
Morrinsville, Matamata and Te Aroha
Over to the east, Morrinsville, Matamata and Te Aroha are the three main towns in the Matamata-Piako district. Morrinsville is surrounded by rich, rolling dairy farmland, Matamata is horse racing country and home to the Hobbiton Movie Set, and Te Aroha sits at the foot of its mountain with the historic Domain and mineral spas. If you're looking at an older character home, a builder's report and an early look at the LIM can save surprises later on.
Buying in a rural town or on a lifestyle block?
A lot of people come to the Waikato for a bit more space, whether that's a bigger section on the edge of town or a few acres out in the country. Some lenders may look at a lifestyle block differently from a house in town, depending on things like the land size, how the land is used and whether it earns any income, so it's worth mentioning those details when you get in touch.
If your income comes from farming, contracting or running your own business, some lenders may want to see your accounts and may look at seasonal income a little differently. A rental in one of the smaller towns can be a way in for investors too, and each lender sets its own criteria.
